Qualification Criteria

These are the main areas we evaluate when reviewing rental applications

Rental History
  • Positive rental references from previous landlords
  • No evictions within the last 5 years
  • Timely rent payments for the last 2 years
  • No property damage beyond normal wear and tear
  • Compliance with lease terms and community rules
Background Check
  • No felony convictions within the last 7 years
  • No violent crime convictions
  • No drug-related convictions within 5 years
  • No sex offender registry listings
  • Honest disclosure of criminal history
Occupancy Standards
  • Maximum 2 people per bedroom
  • All adult occupants must be on the lease
  • Children under 18 do not count toward occupancy limits
  • Overnight guests limited to 14 consecutive days
  • All occupants subject to background screening
Income Requirements
  • Gross monthly income must be at least 3x the monthly rent
  • Income must be verifiable through pay stubs or tax returns
  • Self-employed applicants need 2 years of tax returns
  • Social Security/disability income accepted with proper documentation
  • Multiple income sources combined if stable and verifiable
Credit Requirements
  • Minimum credit score of 600 (FICO or VantageScore)
  • No bankruptcies within the last 2 years
  • No foreclosures within the last 3 years
  • Current accounts in good standing
  • Debt-to-income ratio below 40%
  • Stable employment or verifiable income source
Employment History
  • Minimum 2 years continuous employment history
  • Current employment for at least 6 months
  • Employment verification from current employer
  • Consistent work history with minimal gaps
  • Professional references from supervisors

Use these guidelines to determine if you meet our basic qualification standards

Income Test

Monthly income ÷ 3 = Maximum affordable rent

Example:

$4,500 income ÷ 3 = $1,500 max rent

Credit Check

Minimum credit score of 600 required

Score Ranges:

700+: Excellent | 600-699: Good

Employment

2+ years work history required

Current Job:

6+ months at current position

Pet Policy

We welcome responsible pet owners with specific guidelines to ensure community harmony

Pets Allowed
  • Dogs and cats with proper documentation
  • Maximum 2 pets per unit
  • Pets must be spayed/neutered
  • Current vaccination records required
  • Pet deposit: $300 per pet (non-refundable)
  • Monthly pet rent: $25 per pet
Restrictions
  • Aggressive breed restrictions apply
  • No exotic or dangerous animals
  • Weight limit: 80 lbs per dog
  • No puppies under 1 year old
  • Service animals exempt from fees (documentation required)

Co-signer Information

When applicants don't meet standard criteria, a qualified co-signer may help secure approval

When a Co-signer is Required
  • Credit score below 600
  • Income less than 3x monthly rent
  • Limited credit history
  • Recent bankruptcy or foreclosure
  • Self-employment with irregular income
Co-signer Requirements
  • Credit score of 700 or higher
  • Income at least 4x the monthly rent
  • Stable employment history
  • Willingness to sign lease agreement
  • Subject to same background screening

Automatic Disqualifiers

The following factors will result in automatic application denial

  • Falsification of application information
  • Eviction within the last 5 years
  • Outstanding debt to previous landlords
  • Felony convictions within 7 years
  • Insufficient income or poor credit with no co-signer
  • Negative references from previous landlords
  • Failure to provide required documentation
